Aloha, May! Celebrating Lei Day by Auditing Your Backyard “Oasis” Liability

Friday, May 1, 2026, is Lei Day—a celebration of Hawaiian culture and the beauty of nature. As the weather warms up across the mainland, many of us are trying to capture that “island vibe” by upgrading our backyards. Whether you’re installing a new pool, a permanent tiki bar, or a luxury fire pit, your Homeowners Insurance needs to grow along with your landscaping.

  1. The “Other Structures” Limit Most standard policies cover “Other Structures” (like sheds, fences, or detached bars) at 10% of your main dwelling’s value. If your home is insured for $400,000, you have $40,000 for everything else on the property. In 2026, with the cost of materials and labor, a high-end outdoor kitchen and pool can easily exceed that limit. This May, ensure you’ve adjusted your Coverage B limits so you aren’t under-insured in a storm.
  2. The Fire Pit Factor Fire pits are the #1 backyard upgrade of the decade. However, they carry a high fire risk.
  • The Insurance Rule: Ensure your fire pit is located at least 10–15 feet away from any structures or low-hanging branches.
  • Liability: If a guest is injured, your “Personal Liability” coverage kicks in. However, if you didn’t disclose the addition to your insurer, it could complicate a future claim.
  1. Pool Safety & “Attractive Nuisances” A pool is the ultimate way to celebrate “Lei Day” all summer long. But remember: a pool is an Attractive Nuisance. This means you are legally responsible for the safety of anyone (even a trespasser) who might be “attracted” to the water. A permanent fence and a self-closing, locking gate are usually requirements for coverage to remain valid.

This May, turn your backyard into a paradise—but make sure it’s a protected one!
